The house was built in 2002; the roof and furnace were replaced this year, a new built-in microwave and dryer were replaced as well as the AC was serviced last year.

@Leah Mitchell1. patience. it's not a get-rich-quick scheme, it's a get-rich-for-sure. that doesn't always resonate well in today's microwave society.2. it's a people business. it's about the people you meet and work with. spend a lot of time networking and understanding how you can provide others value.3. consistency and focus are key. it's too easy to chase all the new shiny objects after every IG post or podcast you see or listen to. pick a lane and stick to it for years before you start looking elsewhere. look at your market and deals every day.

Keep in mind you have to take care of  4 refrigerators, 4 ovens, 4 microwaves, 4 washer/dryers, 4 HVAC units and if one of them goes out and you don't have the reserves to fix it then tenants wont pay.

Do anyone have Residential warranty( Appliance) for rental properties .I converted my Primary home into a rental .I had residential warranty for appliances such as heater,ac,water heater, microwave etc.It is not a replacement warranty but will cover for parts n labor after a deductible.

But the son lives in the finished lower level and the carpets are already needing professional cleaning. he has used every wall and ceiling area for flags,posters, giant signs etc and has a snack area with a microwave and all kinds of open food items that could attract rodents and insects.

The Property: -A 2200 square foot 3 bed, 3 bath single family residence located in the city limits of Sedro Woolley - A complete remodel was just finalized this month under permit which was obtained in 2019 - The house was remodeled by the previous owners in 2007 where they added a second story where there is bedroom, living room, bathroom with washer and dryer, and a kitchenette with a 4 burner cook top, an over the range microwave, sink and refrigerator - To this date, I have not rented out the property and we currently owner occupy
