With my LTRs I have been switching to all tenant paid utilities after my first winter where I discovered the majority of my tenants were setting the heat at 78 (which is unreasonable in Northern New Hampshire) and leaving their windows open in -20 degree weather.

If you are still a majority or controlling partner you will get no pushback. 

The majority is RE agents & associates desperate for business, predatory and awful.

No disclosure on the sewage problems or any of the interior rehab required as all the BPO listed was a mere $3500 repair estimate for exterior cosmetic issues.An out of state buyer would have no idea that his $90k "bargain" needing minor repairs was actually a $10k property requiring major repairs that exceed the value of the property.

My hunch is that more often than not, saving money and getting your ship in order to qualify for an FHA loan is the best and most realistic ladder to homeownership for the vast majority of people.     

Besides frozen pipes in the winter, there's also sump pumps that if not running, could flood a basement and cause major mold damage.

It could include selling well below market value, giving a majority interest to your partner (like 51%).
