@Frank Alfano agency debt is very competitive (75-80 ltv, non-recourse, fixed-rate etc); you can syndicate and raise the equity portion needed from friends and family, provided you can market and lead the project.

I think market auctions are better for newer investors because you're able to see the inside of the property and the property will be delivered vacant.If you win you will have to provide a deposit that is held in escrow until the transaction closes.

For any requested repairs etc. during this period when you are trying to evict them you might consider providing instructions to deliver requests only in writing perhaps to email or a google voice number.
