I have gotten several requests lately for video's of the inside of my property from potential guests.

The note investor who thought that after the debtor was late with a payment he could just walk in and take possession/ownership of the property without foreclosure proceedings3.

I have been running numbers lately, and that range seems to work best for my situation.

So basically there was no way that it could have been occupied as it didn't finish until late December.Moving on from there I closed in early January. 

I own a SFH in Santa Barbara County (it's in an unincorporated area between SB and Goleta.)Ive had wonderful tenants since buying the property in late 2017 and have raised the rent just twice (still WELL under market value rent).

In that time, we have always honored our reps and warranties for every note purchase and have always paid our preferred returns, never once being late or missing a payment.

A little late to the gratitude fest, but like @Kerry Baird above, I am genuinely grateful for the old timers here and the new voices as the collective wisdom of this group is something I tap into regularly.

I have had a couple of addresses over the years and usually I have used UPS, but lately I have seen a lot of virtual option popping up ... earthmail ... regus ... digital mailroom ... there seem to be quite a few.Would anyone have feedback on the best route to go?
