My personal experience after 40 + years in the real estate industry is that “wholesaling” is a very INEFFICIENT AND INEFFECTIVE way to gain knowledge and experience relative to real estate.

I am excited about gaining more knowledge and deals! 

But have you gained anything? 

If done right most of these gains are tax-free- $40K in equity capture (profit) with $20K out of pocket and 13% cash on cash thereafter (300%+ returns)- $24K of equity capture with $32K out of pocket and 36% cash on cash returns thereafter (75%+ returns)- $41K of equity capture with $27K out of pocket and 12% cash on cash returns thereafter (150%+ returns)None of the above numbers include loan pay-down or appreciation. 

Depending on the situation, it could still be worth it for SFHs especially if you have capital gains or other income you need to offset this year.

So I just wanted to present the raw facts, hear everyone's opinions, and obviously gain some knowledge and tips from investors!
