A realtor that you are wanting needs to be new and fresh enough to the have energy and willpower to work their a#$ off, but also have some experience and education to bring to the party. 

Ask the tenants if they would like a fresh coat of paint, if not, move on Good luck

The smell of fresh paint lol, to me nothing says this place is nice and fresh than that.

If you know anything about commercial multifamily you know it takes a lot of upfront capital and when you are starting fresh banks require you to have someone on your team who has experience and the right net worth depending on the property.
