I hold a note on an investment property we sold to a contractor 'friend'.We lent him $9k against the increased equity BUT couldn't add it as a 2nd (had a workers comp lien he was still fighting to resolve) but the signed agreement was we would advance the $9k by increasing the principal amount of the existing mtg by the $9k.

The agreement should be done by an attorney but the Trust can be a simple two page form.Partnering with family can cause long term emotional stress, if your agreement is written, signed, notarized you will avoid fights, as this is a business arrangement.

You MAY get 1%/m gross in a multi that you also want to live in - not forgetting to subtract the percentage that you miss out on because of your occupier status - meaning that it'll be a fight to find something that'll cost you less per month than if you rented there - but I have confidence that you have the right attitude and foreknowledge to succeed.
