@Kyle Trotman If you purchased with a hard money loan conventional lenders will require extensive seasoning to utilize the new appraised value for cash out. 

I try to evaluate a unique property 2-3 different ways, then make a highly educated guess based on my knowledge of the market.

I hope to never need the umbrella insurance, but it provides peace of mind that I have extensive coverage.  

I've gathered more knowledge than I can implement with all the BP content and other materials, lol.

I have so much knowledge on start to finish process for obtaining non performing real estate and making them quality spaces for people to live in as I habe done in 4 properties over the last 10 yrs.

This group is full of knowledgeable people, though you may sometimes get conflicting advice.

I also self-manage my portfolio, but I also live here and have the time/knowledge/resources to do so. 

While podcasts, books, seminars, and websites offer general knowledge, you'll buy a specific property in a specific location, subject to local rules and regulations.

And should I get a degree or any academic qualification to have more experience and knowledge about real estate?

It takes time and knowledge.
