I agree with you and I suspect its this way in most all states in the US... but it does give brokers a selling card.. they pull out to entice investors into their deals with the HEY WE DONT ever have to foreclose we just record this little QC and take the property... like an tenant eviction only worse LOL.

@Jay HinrichsI do agree how the sub 60k properties could get you into trouble real quick and probably has caught many investors off guard with the enticing numbers at the beginning then the real problems come into play shortly after they get into the deal.
