Even if you just have enthusiasm, a pleasant personality and the ability to talk to humans you will be ahead of many of the people out there. 

Also working with people and learning to handle your emotions will play a big factor on your enthusiasm and work ethic.

Account ClosedHi Joe,I am assuming some of the lack of Investor enthusiasm might be coming from the business model itself.You are proposing to add "Low Cost" SFH's that are substandard to normal SFH's to keep prices low for the buyer.Many areas already have "Low Cost" SFH's.

I admire your enthusiasm but living in Illinois, I suggest you proceed with caution.

Even with the money gone, it doesn't make good business sense to pay attorneys to try to recover the money because after spending money and going to trials you can't squeeze blood out of a rock.I love your enthusiasm about the business, but I am a strong believer in limiting risks.

Looks to me like the initial dumb money enthusiasm is wearing off and the long term reality is setting in.  

I’ve found out that most people (outside of BP) don’t share my enthusiasm with accumulating properties and wealth!

Dave, in your usual unmitigated enthusiasm for 1031s, you overlooked this statement from Mike: "our family is considering buying a lakehouse together"Someone else pointed out this problem earlier, not sure if Mike paid attention.
