If you aim to be passive, walk away from BRRR, value add, rehab, deal hunting, etc...

There are some people coming back because there's a segment of the population who love living in the city and being walking distance to restaurants, stores etc. 

We get about 200 - 300 maintenance requests every month; I would have to hire a FT property manager just to "walk" the maintenance concerns.

I'm glad to hear you've got an interest in providing AH, but have you researched any S8 properties in your market or walked the neighborhoods where those properties are located?

He could use preventative maintenance on the dogs and keep his dogs  indoors and take them for walks as needed instead of letting them run in the yard.

But I’m not insensitive to the security issue: I wouldn’t want unvetted, unaccompanied strangers walking through my home. 

We have lived in our apartment for nearly three years without any issues, but since April, new neighbors moved in upstairs, and the noise has become unbearable.At all hours of the day and night, it sounds like constant walking, furniture screeching, and items being dropped—even until 4 a.m.

I definitely don't make any money off the place, but the airbnb rentals pay for maintenance and my gas driving to and from WA :-) Question: Have any of you missed some either obvious or not so obvious red flags that would have caused you to negotiate or walk away from the deal and if so what were they?

I would walk the property with a couple of GC's and let them give me an idea.
