Dennis' dad and I actually tripped over something similar back in Chandler.. we learned to tap into city planning websites and even call the permit offices directly to get a real sense of their backlogs.

It’s crazy how trying to stand firm can sometimes backfire in unexpected ways.

To be direct, I am not a fan of what you are proposing because it shifts all the risk onto the other partner. 

Since we have been moving to the larger commercial senior living community properties, she is directing the transition to our systems and evaluating their leadership to determine if they will fit well with us. 

The main downside is being dependent on the HOA—issues like poor management, rising fees, or unexpected assessments can hurt your investment.

Buyers who go directly to the listing agent will not see the same savings, if they see any savings at all.

If we include investments in mortgage loans (trust deeds), real estate partnerships, REITs as well as direct property ownership, I’m at about 80%.  

Usually there's a lockup period (often three years) in note funds, so you can't use that cash to do direct note investing.
