Due to my W2 employment I cant have any bad/negative personal debt.

I think he is over leveraged to a 90% debt ratio.

Take a look at the overall picture, i.e. credit score, debts etc.. to make a decision.

The goal is to keep these for rentals.I currently own the land personally and am funding the builds with a combination of HELOC and cash - no bank debt tied to these properties specifically.

Other ways of using SDIRAs could be to invest in syndications, performing  or non-performing debt, precious metals, raw land, precious metals, mobile home parks, self-storage facilities and more. 

If it's a larger debt, I would not offer cash for keys.

The only thing that I see missing if they are purchasing with hard money debt they may want to factor in 3% - 5% for closing costs (points, fees, title, etc) Thx Zachary!

So why work, why stress herself out, take on student debt, hours away from family doing that 9-5 all to achieve about $80kyr.

And keeps you out of any trouble with debt.

I couldn't understand why their credit wasn't better considering their income was what it was and their debts were not unreasonable.
