And then to give up equity and pay an additional 10k for the privilege I dont get it. and we all know that the sponsors of these deals get wealthy on the 10K  thats the major driver.

I've also considered investing in property outside of NYC, but it's more intimidating and I'm not even sure I should be one doing that, as I'm relatively young (28), not wealthy at all, not married, and am just beginning to build up my savings. 

As a deep-seated cultural prejudice, I don't like living in places where the ceilings are not flat white -- there's a saying where I'm from that only palaces and bordellos have colored ceilings.

you have your entire life ahead of you and getting wealthy is (generally) a long term process.....
