If it were me, I'd much rather concentrate on fewer, but more impactful, relationships.

I've heard divide your ad money across several types, but I've also heard to concentrate on one method is best.

One guy is concentrating on $50-$70K all cash BRRRR with section 8 angle...

Concentrating on getting that up and running.  

I have never been to Huntsville but will take a trip there early summer to see myself and would like to have a better idea of best areas to concentrate on. 

Concentrate on initiating your wealth building and real estate portfolio in that proximity.

Lenders are typically more conservative here than in 90% of SE markets because of the combination of a low-income tenant base with minimal, quality jobs and the high military concentration in the sub-market. 

Being out of state make things more difficult.I am thinking maybe to concentrate on Indianapolis market and maybe find an agent there.

You'd have to add if you have a mortgage if you do.Keep your savings as an emergency fund, and if/when you rent the 2nd place - add that to it and pay it off faster.Using this pay down method, you would pay off ALL of your debts (including the ENTIRE 45k loan that can be forgiven in 9 years) in 2 years.Don't need to sell the cars, don't need a second job, literally just don't blow your money and concentrate on debt payoff.

Once you pick such strategy, concentrate on it only without any deviation to excel in it.Best of luck!
