Rent Reporting Service to credit bureaus for the debt is effective and simple, pro is low cost, set and forget and high success rates, con is while you can report all unpaid rent you can't report damages unless they are quantified by an order from a landlord tenant board or small claims court.

. :)A claim like that is crazy...I personally think the fees that you signed up for is on the high side.You can view a couple a couple of posts on this message board about people signing up with 1800 accountant and then wanting to move on to another accountant.The thing with firms like 1800 accountant is that you will likely be with one accountant one year and then another accountant the next year because they have a high turnover.The issue with this is that you may have to re-explain your situation on an annual basis.Best of luck.

We charge a pet fee for visiting pets that is at the high end of boarding cost and at move out we charge to have HVAC professionally cleaned and carpets professionally cleaned (many of our units do not have any carpet) to place unit back in animal free state (many people are allergic to pet dander).

Even if appreciation is the same across the board, 3% appreciation on $1M asset or $3,000/month rent is a higher dollar amount than something on a $100K asset or $1,000/month rent.Between my house hacks and partnerships, I'm up to 15 doors (including my personal residence) where the last time I did a down payment was in 2015.
