The issue really comes down to money because a non renew doesn’t account for getting back pay -an eviction does .

If it is an ADU (not a duplex) and does not have a permit or got its permit after 2018 you likely will have an issue renting it as an STR.  

Most are so slight, as in your case, that they can be shimmed up with cardboard or scrap paneling if you are going to use a floating floor like laminate.

If they screw us, they had better be ready to live out of state for the rest of their days, or a cardboard box by the week is the best living situation they'll ever get approved for.

although i'm not an expert on that area of NJ in particular i can say for certain that you shouldn't have any issue renting the other units at least in the summer months, and at the rates for even a weekend you may be able to offset the cost of the mortgage for the rest of the year and not have to worry about vacancy in the winter.
