I know it’s a touchy subject, but something has to be done by all abuse and misuse of these letters online and by unscrupulous people Thanks again for your great explanation and sharing your experience 

My lease states the tenant takes responsibility if the technician determines the tenant has abused or neglected the appliance.I know a few Landlords that shift responsibility to the tenants.

Unmetered heat is begging for abuse.

Hi Dana,In addition to paint, maybe put a strip of black indoor outdoor carpet just in front of the door (and on the steps if they are not cement).That area is going to take most of the abuse of moving (scraping appliances and furniture) in and out, as well as most of the foot traffic.Cut 3 or 4 more sheets and toss them in the attic for future use.A hand full of staples is much cheaper and faster on turns than a full repaint.Also keep in mind that is a long narrow space and Lighter colors make things appear larger, darker colors--the opposite.Good Luck!

Note: Yes, I will acknowledge that there's this fake "off market" thing wherein that term is used, abusively and ironically, as a marketing line (rendering it tautologically false).

However, I'd not abuse it and make an effort to rent it out right away.

I provided the office basics (phone, paper, files, etc) and a flat fee of $500/month and 95-100% commission.The key success in this model is to track expenses...each agent gets a login for printing copies to keep the abuse to a minimum etc.

It's a term so widely (ab)used that it kind of lost any specific meaning.

Washers and dryers tend to be one of the most abused appliances.
