And that in those markets only tactics like wholesaling, flipping and/or lease optioning is really your only option.

At the auctions I have attended you have enough bidders that know what they are doing and what the property is worth that your tactic would not scare them off.

Firstly, a service provider (like a realtor) can SUGGEST but can not INSIST on the use of another service provider (like a title company); this wreaks of a steering tactic (and somebody is getting a kickback).

At least one of the education organizations runs as a MLM and uses similar tactics to recruit new victims.

For me, it's a combination of tactics but they have been evolving.
