Since CoCR is only measured during the first year, based on the initial cash you put into the deal, you should start measuring it immediately.Also, ROI is a mixture of actual profit and a variety of imaginary, hopeful financial gains.

The general idea is to renovate the kitchen with new cabinet & counter top; Update all the restrooms; patch up all walls; remove pop-corn ceiling, repaint whole house; re-sand and re-stain all the hardwood floor; some plumbing work; install can lights in all rooms;  move some lighting fixtures; add/move switches and wire for Ethernet.

It will be like the ill-considered mandate for 10% ethanol in our gasoline which substantially reduces fuel economy but funnels a lot of money to corn farmers.
