lol btw what is interesting James, is that, the number of purchaser using all cash is up by 50-75% in every metro, so lot of region has 50% cash buyer while in bay area it was 15% cash buyer only two years ago but in 2024 cash buyers are 25%.

I'm new in the space and would love to connect with anyone with wholesale experience in the bay area, or CA in general. 

I’m from the Bay Area and there is no way I can start in California.

I'm planning to value add to my Bay Area SFH which I should have done in the first place instead buying in 2023 which will increase cash flow way more than buying anymore inexpensive properties.

One thing I think would be interesting for the Bay Area (and other major cities) would be identifying which areas with bad school ratings are seeing a demographic changes.

I was so scared in the late 80s working at a big syndicator in the SF Bay area that I simply would not do it..

The turn-key model works well for me as I am a full time CPA working at a large tech company in the SF Bay Area.

I think being in property management and maintenance my experience keeps me at bay for about 99% of properties I review....

I'd be interested to take a look and see how it compares with the activity and discussions around gentrification in the Tampa Bay area.
