I find that I have to spend time and effort formatting and massage my data for a successful import.

Find the house which has potential as a buy and hold investment, find the owner and gently make contact stating that you are interested in buying a home in that neighborhood and if he/she has ever considered selling could we possibly meet for coffee and speak of the possibilities.Yes, it is slower.

Him potentially having to move, uproot, pack, find a place to live, etc. is threatening and unfamiliar - you both know why you're there, you'll get to that topic eventually.Do not talk about yourself.Once you gently meander through the 'genesis' convo, bleed in to asking him what he values; that's the question, and pose it genuinely, "I would love to better understand what you value...and what's the best example of someone exemplifying that value to you?" 

I'd send a Notice to Correct along with a gentle, friendly letter stating that they are violating xxx paragraph of the lease they signed. 

Be gentle if the question is stupid please :)

@Ravi Ramphal, a good friend of mine is find of saying, "you can't swing a dead cat in this town (Austin) without hitting a Realtor or massage therapist," and he's not far off.

I then have to massage the data to import into a CRM.

It's tough to know as sometimes these deals take massaging into place.

@Nicholas Covington   it is labeled as mixed use in property report and currently has a massage therapy company and a clinical psychologist renting the building.
