Now I know this isn't an apples-to-apples comparison but to me I would seem to think that Class A properties would have a lower cap than a C+ value add property.

Watch out for older homes with 'upgrades' because many might not be as good as you think.

I've watched a few on it.

You have to run the numbers, watch out for saturation and unfavorable rules.

Just because some of us offer services doesn't mean we’re all just here to push a product.Instead of saying: "you can't do it under any circumstance", tell the kid how to do it, or what to watch out for.

Experience has always been my best educator and owning a piece of a pie and watching/learning from those who have done it for years is a potential strategy for you in place of or before you spend money on seminars.

If I was a property manager, I'd watch out.
