If a tenant were to cause $2500 damage to a shower glass door - would you provide a noncompliance letter to the tenant and give them an opportunity to fix it, or would you take the reigns and fix it yourself and bill the tenant (to @Adam Bartomeo’s point)?

Keep exploring different avenues and stay persistent; I'm confident the right opportunity will come along.

They will always use vendors that are more expensive but who respond quickly and do the job right the first time. 

Of course i understand not everyone can just change dates like I can based on their job..

Just finding quality help is tough, much less getting them to show up, do the job to a competent level, and actually stay on task to finish before their mind is off to the next job.

Seems like with the increase in RV sales and the restrictions from the HOA's there would be good opportunity.
