It is an odd property, older than the other homes on the block (built in 1900), half the basement floor is dirt, and it's one of those duplex sized buildings that was instead divided into four small 1-bed units which I occasionally see in the older neighborhoods of Milwaukee.

Any treatment for bedbugs is only effective if all clothing and bedding is also treated (usually by placing in a hot drier for a couple hours).

Then the estimate is 10,000 rehab a unit for 80,000. 80,000 and 30,000 is 110,000 plus you will have ongoing holding costs.Say each unit is a 2 bed and upon rehab completion gets 700 a unit.

I wound up a bit confused if I need a lodging license to rent it, need to pay tourist development tax (bed tax) or even state sales and use tax.  

Because local hotels and bed and breakfast businesses are doing very well I decided to build a 10 suite B and B.

One tenant had everything out except a very nice step machine (exercise machine), a nice desk, and a kid's bed.

At one time I found furnishings that I believe were called 'loft style beds' that had extra long mattresses, perfect for dorm rooms, etc.

Because of drive-bys, we made sure the kid's beds were away from the windows and in the corner of the their respective rooms (behind brick exterior walls).

I did a total remodel on the house and got 1200 for it.. and apartment I got 700 for it   tiny one bed room..

I added a 3rd bed and bath and the going rate is 1500 mo.
