I believe the casinos are not really attracting a lot of attention anymore, so that probably means less employment in that area versus the last 5-10 years.

John Frankwithout a lot of info, I would say:- 4% vacancy seems low, specially in what I imagine are 1bed/1ba units, which tend to attract a more transient tenant.- $20 electricity?

@William Brown,The others have answered your direct question adequately, I think.My suggestion would be learn how to attract and engage private lenders if you're cash poor or don't want your own capital tied up in deals.

Helen seems to have much more to do with a whole town of attractions, restaurants, etc, and a huge weekend for Octoberfest, plus all the other weekends like Labor day and memorial day would be pretty great rentals.

I don't know much about Memphis but I doubt it has more future value upside than Chicagoland.Then you have to ask yourself what type of tenant do you want to attract?
