We wouldLike to tap into that equity but mortgage brokers say there are no programs for us.

There are bank statement programs, but the ltv is too high.There are 100% products, but not without income verification.Those products went away after the tumult of 2008.

There are some great first time home buyer programs as well.

All of the main licensing websites do not offer Idaho in their programs.

There are down payment assistance programs out there to lessen the burden for lower-income folks, but you will still end up needing some assets whether it be for closing costs or establishing a reserve for maintenance. 

In regards to repairs, that's a different loan product -Rehab loan programs provide funding for repairs and are ARV based.
