I work in Ft Worth off of Highway 360/Trinty Blvd and would like to retain a 30 min commuteI would hope the area's safe as well.

How many tenants have the funds to pay a retainer fee to an attorney to handle the lawsuit?

I was going through their guidelines and noticed this line : "If Purchaser fails to perform under the Agreement,repudiates the Agreement or otherwise prevents the performancethereof by his own action (including failure to (1) providerequired documentation for any mortgage loan, or (2)because of any material willful overstatement of his cashor net worth in any mortgage application ), Sponsor may ,at its option, cancel the Agreement and retain up to 10%of the total purchase price, plus all monies paid foroptional extras installed , as liquidated damages."

I understand BRRRR is a way to acquire property and potentially retain cash, but it's infinitely more complicated investing out of state. 

Another rule is you must sign up to live in the FHA mortgaged property for 12 months before moving out and leasing all units to tenants yet retaining the FHA loan.

Owner agrees that Agent may retain all payments of late charges collected from tenants based on this Late Payment Charge clause as additional compensation.
