You can still grind your *** through med school.  

it say we harassing them because my mom went inside to go to the yard when they are not at home and went inside their home to receive payment without their permission and saying we throw away their mails/letter and telling them not to use the washing machine/ drying machine after 7pm and saying we making noise after 10pm. they also say we refused payment because my mom don't know whats a cashier check because they always give cash to her and all of a sudden they give her a cashier check and my mom don't know whats that so she refused.

And made loud noises in the middle of the night. 

If they are prone to violence, you let the eviction process take it's course.If they are typical druggies, you strap a 6 iron to your hip amd move in with them amd make loud noises all night long or all day long if they sleep at night, And you play loud musical compositions by Beethoven or Hank Williams 24/7.

This is crazy- so far it's mainly been noise and congestion of the streets.

Poverty grinds people down and even working with people enduring poverty grinds people down (landlords, social workers, teachers, ministers, whomever...).In class D neighborhoods, it is possible (though sometimes difficult) to find and retain tenants of good character AND for tenants, finding landlords that do a great job maintaining decent housing and that treat tenants fairly are rare.

But on a more technical side, I'd say you need one of the following (ideally all three):-A solid SEO strategy and time to grind out content-Paid advertising-Or a strong following on another platform (IG, Youtube) that you can direct toward your site

But in reality, it's a grind and a full time job if you want to make real money at it.I recommend you link up with a local wholesaling company and see if they are trying to fill any positions.

It sounds counterintuitive that if you make less money you would pay a PM fee, but if your option is to sell and lose 300k on your cabin, or self manage and make peanuts for all the effort then the option of paying 20 percent on a declining revenue cabin to take a small loss with tax deductions as an expense makes it a whole lot more appealing than grinding self management for below minimum wage.
