This happens all the time and nothing tells the truth more than a recording.Every time you set foot on 'your rental', put your cell phone in your front shirt or jacket pocket facing the the camera out and turn on the video.

Frankly, for a seller nothing is better than having multiple competing offers and you can usually achieve that with a combination of correct price & condition, a complete set of professional pictures (instead of the typical 5-7 cell phone shots) and strong pre-listing marketing leading up to the go-live.

I have a client who works in the cell phone space; his company builds the chips that do wireless charging (every phone company but Apple uses his chips, and he said that Apple under Cook is a terrible company to try to work with).Anyways, according to him the cell phone technology has basically plateaued for the foreseeable future, as there is really not much else that can be done in the terms of technological innovation with the phone.

The profits just won't be as fat or ridiculous as the typical "yo i bought a house for $100k, put $30k into it, and sold it a few months later for $200k after listing it for $225k" kind of deal you read on here.Even if you manage to make $5000-$10,000, the experience you got from this is worth far more than that, and you got to make money at the same time.

This was the same math done when you purchased the triplex, if you purchased it as an owner occ and used the rental income to help qualify.3) If you want a rational reason why non-owner occ math is more generous than owner occ, consider that non owner occupants have to put big fat down payments down, and have more skin in the game generally. 4) Rental income (anything about it) is frequently overlayed.
