This tenant's lease ends In June and I was planning not to renew even before I found out about her service dog because  I've had a lot of issues with these tenants regarding, not only the dog, but also excessive noise (partying late nights).

The tenant on the other side of the duplex heard some noises one night and called the property manager.

Tenants that are unwilling to sign leases with such detail is a huge "red flag" anyway...why would you want a tenant that doesnt agree to not park disabled cars in the driveway or keep the noise levels down for their neighbors or trim around trees, mailboxes, landscsaping when they mow the lawn?  

Mainly the condo association is preoccupied with listening to old retired ladies complain about noise at the swimming pool, people who walk their dogs, children who are not on a leash and suspicious cars that park in places the old folks don't like. 

A credit report can't tell you if they received numerous noise complaints from neighbors, or if a forceable entry detainer needed to be filed to get them to pay the rent and narrowly avoid eviction. 

Keep in mind apartments going up 3 and 4 stories have noise issues where 4-plexes, condos and town homes do not have people living on top of them so there is that  If you can just kind of cash flow a little with what you buy while the rent market is at rock bottom, (and not buy something that has old water heaters, old AC and an old roof getting ready to rob your profits) then you will own something you paid for while rents are at rock bottom instead of the other way around. 

Typically with these noise complaints, do you contact the tenant personally or send out a notice?  

I have a Corvette, and there is an old lady who is complaining about the exhaust noise.

The grind continues for the next deal.
