I'd like all of your opinions on it.Additionally, I think it should be noted that neither of us have any property management/real estate experience and this is a 3 building, 9 unit property. (3 buildings, 3 unit per building, 2 bed / 1 bath each).This is my analysis.

I also use a Dremel to do intricate cuts or sanding down to increase space in complicated areas.No glue or nailing required.Interlocking pieces just snap together.Typically cheaper than hard wood or bamboo.

A sample is like the Department of Parks in CA wants me to build a 10-bed Infirmary building with two ADA restrooms, then they have alternate 1: Construct concrete pathway from road to building, alternate 2: construct asphalt pathway from road to building, alternate 3: construct patio first floor, alternate 4: construct deck patio second floor.

Let's say traditional:You would need at least 20% downPurchase Price: 84,900Down Payment: 16,980 (down payment)Financing: 67,920Monthly Payment: 327 (PITI 500 or less)Two beds are renting for about 750 month in that area50% rule leaves about 375 to pay Mortgage.That is very slim, and if the monthly payment is more than 375 then you are losing money.However, that is just one scenario out of many involving a lease option.You could have the tenants pay a premium which would cover the mortgage and get you some cash.

I am in the process of rehabbing a 1860 square foot, 4 bed/2 1/2 bath and will be changing out all the cabinets which give me the flexibility of installing a free standing range, or a drop in range, or separate cook top with built in wall oven.
