The contract states 30 days notice in writing for termination request.

I ended up receiving 50+ viewing requests and 15-20 filled applications for a single unit.If you are able to force appreciation/value addition, that might be a worthwhile project to undertake.

I can tell you for sure this is unusual request and I would look to use a different lender.  

If you don't make claims then I would recommend requesting higher deductibles.

Screen every adult before adding them to the lease.If they want to make modifications to the home (grab bars, wheelchair ramp, wider doors, etc.) they are supposed to request it, pay for it, and then return the home to its original condition when they leave.Other than that, treat them like anyone else.
