Tenant calls one Sunday afternoon and asks me to call his neighbor to ask if her son will stop bouncing his basketball in the driveway because the noise just woke the tenant up from his afternoon nap.I tell him I don't own this house and am not this persons landlord and why doesn't he just ask the kid to stop doing this?

Folks get a small fenced in backyard for their pet and less noise than apts.   

No hibachis within 10 feet, 1 car only, guests park on street, no shoes on hardwoods, no grease down drains, no noise after ---, no guests more than x days, no pet sitting, no non operating cars, water the lawn, responsible for all unsubstantiated repair calls, no solvents, no cleaning your motorcycle in the living room, no candles, no drying your fish on the roof, no couches on the front lawn, no blocking furnace vents you dumb axx, no materials with x feet of furnace, no alterations of any kind, etc etc

She said she will try her hardest to keep the noise down, but it may be a challenge given that her youngest is autistic and nonverbal.

Or does it sound like its going to be a bit of a long grinding process.

These test factor out a lot of noise (seasonality, weather, holiday flux, etc.) and give you clear cause and effect insights to your changes.

Networking is key, but starting off you'll have to grind out getting listings calling expired listings and getting in front of people and marketing and such.  

The appreciation game here in Central Oregon especially lately is a grind and it is long term.

Or is near the Highway noise, on a street where the School buses all run by at 5AM, is one of the streets with all the speed bumps or bad drainage or mosquitoes etc. on the negative side.
