No wonder they are willing to accept such small returns.This was just two of many examples shown in the book where I felt the return they were suggesting were just too small to make any investments worth while.

But if this buyer falls through, I would agree that MLS is the way to go but I can't find any brokers that will touch this project because 1) the $10K price is too low for a broker to make any worthwhile commissions in this hot market 2) the land doesn't have an address and will be very difficult to develop 3) it's in a small town away from where all the real estate offices are.If you have any advice on getting it onto MLS without a broker let me know!

I guess this is where the 50% rule can give a quick reality check and that ends up about $145 cash flow, but the low cost of entry gives it some credibility.As it stands this looks to be a mediocre deal that needs massaging to make it a worthwhile deal.

Normally I wouldn't recommend doing that, but if you can get to where you are not paying PMI, that is a worthwhile goal that would save you a good bit over time.
