I think prop mgmt software really depends on how many units you have, how many features you'd like (expense tracking, chat, just rent collection, accounting, maintenance requests, etc), and whether or not you want to pay for the software.For me, I was looking for something that supported multiple users (so my husband mom and I can all manage the rentals together), had chat built into it (again because my family co-manages it's a lot easier to keep everyone on one page here), and also had payments for rent and reimbursements.

I think it's best to have an LLC if you're going to hold tenants, but the vast majority of what I see people requesting on BP is a lawyer to set up limited liability organizations because they're underinsured against major losses or they have uneasy partnerships. 

When they called me to go on another one (I was requested for personally for the project and it's seriously feaux pas in the industry to miss a day no matter how sick you are or turn down a job, especially if a client requests you) I was devastated.I told my wife, went out, (putting my self out here on this one...) sat next to my garage and cried.

Here's the verbiage from FHA underwriting guidelines:"In cases where a Borrower has switched Mortgagees, the first Mortgagee must, at the Borrower’s request, transfer the appraisal to the second Mortgagee within five business days.” 

-Are we obligated to comply with her request to have a 'meeting' to prove cooperativeness or can we just tell her it's not a good fit and let that be reason enough to ask her to leave?

Their marketing makes it sound like they put your lending request in a marketplace where multiple private lenders are competing for your business; apparently not the case.

They provide contracts, direct deposit, maintenance requests, property postings etc.
