I have yet to encounter anyone that can show me a market that the buyers are in control.  

We commonly encounter folks investing in RE with an IRA who would have been better-served by a 401k.

Now here is a quick disclaimer, this is just our experience and what we encountered while dealing with them this may not be your reality, but it certainly was ours.

I include this last bit of information because we encounter a whole lot of folks who think the Solo 401(K) is just "an account" and a means to invest their money.  

It's easy to setup automatic payments for lenders and vendors.The one problem that I've encountered is that my accounts with USAA were setup as personal accounts and apparently you cannot openly transfer between personal accounts and business accounts.  

I just wanted to know if you knew some books who could be interesting, as I am looking for guidance, a way to be able to follow the construction process, in order to be a little more educated about the different steps, tasks a builder or architect will encounter during a project.

When I pull your credit, will I encounter any surprises?

I believe that any occupant is considered a tenant and is afforded all the rights and privileges thereof.If I refuse to add the SO, then the likely scenario would be that I would (a) have an unauthorized occupant that I could not hold to the articles of the lease since they are not a party to it, or (b) the couple would move to a new place where they could both be on the lease (where, presumably, the next landlord would encounter my current situation).My questions are twofold:How do I resolve the current situation (and keep my original tenant) with as little hassle as possible?

I am not familiar with Colorado  Law but every jurisdiction I have encountered addresses this issue very similar.
