What are the options of getting this place so I can help her sell and get out of a mortgage, minimal money upfront, and still have leftovers at the end to make it worth while?

If you have a lot of equity, getting it out tax-free and using it towards a down payment on a new house and the rest on a down payment for investment property may make it worthwhile to sell.  

The networking and deal announcement stuff in the beginning still makes them very worthwhile events to attend, but once the networking is over, you can always leave.  

An attorney is never cheap, but it's a worthwhile investment to make sure you have a sound and legal lease for your property.

Nevertheless, there is more opportunity here for a wholesaler to snag you something worthwhile or for you to find something decent on the MLS. 

It's only worth doing a cash flow neutral deal if the short term appreciation potential makes it worthwhile.  

Also, if this is your first time doing these types of things it doesn't hurt to pay a few hundred bucks to a lawyer to help with processes like this-- it'll be a worthwhile investment so as not to get into the weeds for too long and avoid this dragging out multiple months unduly.

4) Property Management- worthwhile?? 

That sounds like a worthwhile project that you took on.  

The problem is that you won't find as many worthwhile deals for flips on the MLS.
