When homes fell into that range, I would jump on viewing & making offers if it was worthwhile (built in equity and would cash flow & hopefully would appreciate).

Unless you're going to be doing enough transactions to make it worthwhile for you to get your Realtor license, I think getting a good Realtor in your corner is well worthwhile, especially on the selling side.

I worked at a university for a few years, and my other half went to university and rented in a smallish town with *lots* of student housing rentals.If a rental property you're thinking about buying is immediately adjacent to land the university owns, even if it's just a vacant lot, it might be worthwhile to ask the university about their expansion plans.

One of these was offered to us essentially for free, but it would take half-a-million to update the property(energy efficiency, modern electrical and plumbing, etc) yet retain its 1880s majesty ... we would need to cut it into three ~1600 sq ft units (one per floor), but would need to be able to sell them for ~300K to make the project worth while ... the market just isn't there at this time.
