The Nashville area is one that my husband and I have been interested in for a vacation home/STR but with all the restrictions on STRs in Brown County we've mostly been looking elsewhere.

Any suggestions as to a process for "terminating" the lease or giving notice to vacate? 

I declined the vacation/deal trip. 

It depends on what upgrades you're planning to do, but in most cases you have to wait until the tenant vacates.
