I do agree there's comfort in traditional terms because they're widely used and well understood.

You mentioned its 2018 not 2008, understood but you have to realize that if I can purchase a mutifamily for 100K and make 1000K per month gross it is much better that paying 250-300k for the same property in CA and getting the same for rent.

@Caryn CasarezIf I've properly understood you, it seems the scenario is one in which the IRA was the equity partner on a buy and rehab project.

I've been looking since August of last year and from what I understood Winter is generally the slowest time of the year for the real estate market. 

We pointed out that we already offered more than they originally asked for, contract stated they were responsible for providing all utilities through settlement, and they understood they were responsible but weren't going to handle it, but they allowed me to have repairs done before closing and have the contractor paid from their funds from settlement.   

Funds are a good way to store money but not when you borrower money to invest in them if I understood you correctly. 

From what I understood about the conversation, the government had already fixed up the building and that they put a million into it or its worth a million after renovation.

One thing I never understood was there was never any anger shown from my parents.
