I only did a regular inspection and since I wasn't in town during it, I wasn't able to see first hand what was referenced in the report.

It's also worth mentioning that I already have a good relationship with a wholesaler in town who knows other good contacts, and I am able to use some of these contacts as good resources for general knowledge and learning how it all works.I recently had to close my business of 9 years, and so instead of getting a W2 job or start some other "normal" business, I'd much rather prefer to have house flipping be my primary source of income. 

The people who tend to want a tour are usually already in town at another rental and aren't happy there for some reason or another.

There isn't much difference in this line of thinking, and buying a property in the next town over.

You don't need amenities like short-term and the people looking for MTR has expanded from travel nurses to displaced homeowners, future buyers, just sold sellers, relatives coming into town, insurance companies, etc.

I'm building my portfolio of SFRs in Houston area, and thought I had signed up with the best property management company in town.  

In our town, we have the land and plan to build a 350 unit location about 2 miles north of this location.

@Christian Gibbs a lot depends on what the attendence at town council is about, are they specifically representing you and your property to town boards?

I avoid tiny towns unless cap rate is very high like 16 to 18.
