Curious what the agreement says for recurring distributions and if they are making all of this $ then why have distributions not been made?

HIWe are Canadians and have been investing in the US for 8 years now We have learn a lot from early mistakes  and are more then willing to shar what we have discovered with anyone who wants to chat.

If the tenant isn't following the house rules and fails the room inspection then his/her lease isnt' renewed. 

I purchased a property that needed a lot more work then intended.

I would be very careful with a lot of course or guru in general right especially a price tag like that what I would always recommend reading the contract and see who is the person more in favor and if its not you then dont sign up very rare to see someone actually benefit from a course.

If they push back and demand a 60-day notice, then extend your notice to the full 60 days.Example: The lease expires in 40 days and the tenant demands a full 60-day notice.

Everything looks great in both towns but then the insurance and all the climate risks make me wonder if I should back out. 

If there were in fact permits pulled, then the city still has records of them. 

Obviously, if there is a large hole in the wall or they painted a different color, then you can charge them to paint.
