By the time you've come close to completing the rehab someone's gone and stolen all the copper wire inside the walls you just put up.

bought a property last year for 23k cash..put in new HVAC and fixed some plumbing (stolen copper, etc), and listed for a quick sale at 29k--not a large profit by any means.

I heard some stories of people from out of the US investing in properties and after a few months the property is not yet at their name, stolen.

Call the police department and have them run the plate or vin to see if it is stolen if not send the seller a certified letter letting the owner know that they have so many days to pick up the auto before storage charges apply.Joe Gore

(I also had the carpets professionally cleaned before they moved in as well.)One tenant claimed his garage remote was stolen from his car and he also broke his building key.

I am still interested in purchasing the property if the seller (Fannie Mae) will replace the stolen pipes (The appliances were going to be replaced anyway so I’m not worried about those).Has anyone been in this type of situation with Fannie Mae?

Plus a next door neighbor that has broken into this house and stolen my tools and my electrical contractors tools (Legal disclaimer - My personal opinion, not provable) I don't like leaving it empty for long. 

Just think about if someone in one of those apartments had their identity stolen at Christmas time (Maybe from an ATM card copier or some such, nothing to do with your guy).
