w@Kevin Siedlecki very correctly pointed out that you moving into a backyard shed would be a likely zoning violation (which is not criminal -but could lead to a fine if found out, then warned and warnings are ignored), but that would not dissuade me if shed living equaled saving money.

But I'll warn the tenants about the white residue and interestingly enough most then seem to think the stuff must be powerful because of the residue.Now if these things are german roaches the baits/gels work (I've had good luck with Advion) but in that case you have to tell your tenant it's got to be a partnership between the tenant and management.

I have been warned about giving out too much information about the property online, as there are laws providing that tax debt can be paid in some states, by 3rd parties, who then can require up to 2x the amount in fees in adidition to repayment of the taxxes.

I warn that they must have the means and fortitude to ride out the down cycles otherwise they can sell low and lose money.I have purchased a couple times at near market high times (1992 and 2003) that had the properties initially lose value (the 2003 purchase at its low was down more than $100K).
