Where another issue arrises is I recently quit my job after becoming pregnant as they would not cover my maternity while overseas, my husband is employed however he works for a UK company and is British so would be unlikely to help us with the situation in the US.

Make sure you get his idea of what situations could require a fee.

It's dependent on your situation. 

Situations make deals, and there is usually a story to tell as to why a property has been sitting.

Hi @Leah Miller,That’s a frustrating situation, and unfortunately, it’s not uncommon.

In most situations, the more profitable a property is, the higher percentage the GP is paid.

I could very well see people taking advantage of people in this situation, which would be a terrible thing to do.

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.
