I see some larger single family homes in areas that appear to be zoned R2 that, at least from a physical perspective, seem like they could work for this.

Not one single strategy will work for every property. 

To sell one of my investment properties, it is a single-family home that is valued at around $65k and no more than $70k, I have tenants who live in it for about three years and pay $950 a month in rent. the house is free and clear. 

I'm with a third-party Property Management all over Houston managing a little over 300 Single-family or Small Multi-unit rentals!!

If that's not an option, you're looking at a minimum of 15% down for a single family investment property.If you haven't been working, you'll want to wait until you have a 2-year employment history UNLESS the job you have after college ties into what you're going to college for.
