We receive weekly reporting from our third-party vendor on filter deliveries, and have very few errors. 

But the things mentioned in the report are all minor .

.), and you've made your House Rules clear, then don't sweat the small stuff.By that, I mean- you'll have guests who have 5-star ratings but can still leave a mess or damage (other owners didn't report accurately or it was complicated) but you have recourse via photo evidence (your cleaners, etc.) to ask for reimbursement (or use something like AirCover, etc.).

I just don’t know DSCR are great for investors that do not report income, have exhausted all conventional financing, and want to close title under an LLC.

The reports are 40-90 pages long and go through the entire house in great detail.Get an appraisal.

There are rental management tools like Stessa, Baselane, Innago, and many others that include income/expense tracking that handles all the accounting tasks and reporting you really need for rentals. 

I have done a few development projects for myself and it seems that in every one you hit a bump and wonder why.  

If a tenant has a clog and calls, we remind them of this clause and then go ahead and call our plumber, who fixes it and reports back.
