When I speak of commercial I'm talking about strip centers, hotels/motels, C-stores, wharehouse/office, resturants, recreational properties, like a golf course and multi-family.You need an attorney for some deals, some you don't.

Since I live in an area known mostly for it’s timber and recreation, mountains, streams, rivers and lakes, the pace here and the income potential, compared to places like San Francisco, Los Angles, Honolulu, other places I’ve also lived, is slower and the real estate investment markets are not like anything compared to these metro areas .

Next was $79k with the pond and 3 acres, 15% down and at last the amazing views on a hill with 2.1 acre and total secluded, 20% down with $98k.All houses in good to very good condition, I think I will take one of these for recreation or vacancys of my family or friends.

What prompted me to start this question is a local investor here in Indianapolis, IN sold some houses to an out of state group of investors, they were brought to town by a GURU and the deals pale by comparison to what I have to offer.So, instead of re-creating the wheel, I thought that if someone here in Bigger Pockets, the most "vetted" investor web site available, had a good experience, then it could be a good fit.
