The more time you spend talking about other options and try to build up the negatives, the less time you are spending on what you fell are the positives of your own idea.If you believe that you are onto a great idea using L2P option contracts and forming partnerships where someone else provides 100% of the money while you provide 100% of the real estate-related functions, then start it up and make it work.

While I don’t know their program or them, I’ve yet to see a mentorship program that cuts the time necessary to obtain the knowledge required; that has a monopoly on any tactic, strategy or technique that’s not common knowledge; and or that provides any ongoing “help” that’s anything but “basic”.If you’re not well versed in principles, finance, and law, either read books on these, attend college classes, or take a course(s) leading to real estate broker (salesman) licensure.

Just keep in mind that there are further steps you'll want to keep to minimize the possibility that your entity is ignored for this kind of personal liability (say, if you were the person who didn't properly clear snow, or if your finances and the LLC's are comingled).And I agree with @Chris Seveney, insurance may provide adequate protection based on what's available to you.

And the orginal buyers not only paid the 100k for memberships but 100 to 300k for the lots on top of it.So in my mind those that buoght long ago for not much.. probably just want out of fixed debt those that paid top of market within 6 months of the buidling failure and new rules coming in are going to take a bath..
